Whether this is your first time renting or if you've been renting for some time now, we know you probably have questions. To make your life a little easier, we are answering our most frequently asked questions right on our website.
As always feel free to call our leasing office with any question you may have. We are here to help now, and in the future. Without further ado, these are our most frequently asked questions.
Touring the Property
How do I schedule a tour?
You can schedule a tour right from our website. Click here to schedule your tour or visit our homepage to schedule a self-guided tour. You can also call to schedule a tour.
What do I need to bring with me to the apartment tour?
To tour an apartment, you'll just need to bring a government-issued ID that includes your photo, such as a driver's license, passport or state ID card.
Do I have to make an appointment or do you accept walk-ins?
We do accept walk-ins and we can accommodate walk-ins most of the time. However, if you would like to secure a time with a leasing agent, we recommend scheduling a tour in advance.
Do you offer self-guided tours?
Yes, we do offer self-guided tours. Visit our homepage to schedule a self-guided tour.
Will I be able to tour the apartment that I'm moving into?
In most cases yes. We try our best to show you the actual unit you will be moving into. However, sometimes that isn't an option; for example, we may be in the middle of a renovation or upgrade and the unit you want isn't ready until several days before the move-in date. In those cases, we will show you a similar unit. Feel free to call our leasing office before your tour to ask if the unit you are interested in will be available to tour.
How do I get to the Leasing Office for my tour?
There is only one entrance to the property off of Marsh Lane. Pull into the property and the leasing office is located straight ahead. Look for the leasing office sign, it should be easy to spot.
Does it cost anything to take a tour?
It doesn't cost anything to schedule a tour. Schedule your tour today!
Application Process
How do I apply for an apartment?
You can apply anytime online by clicking on the Apply Now button on our website, or stop by during regular office hours to submit your application in person.
How long does the application process take?
It typically takes 24 to 48 hours for your application to be processed and approved. If you haven't heard back from us in 48 hours, please give us a call.
What documents do I need to apply?
Just your legal name, proof of income, and government-issued ID. It's as simple as that! During the application screening process, we will notify you if we require any additional information.
What date could I move in on?
Our website will automatically show you the apartments that are available on your desired move-in day. Just visit our floor plan page and select a floor plan and your desired move-in date. We will show you what is available.
What is the application cost and administration fee?
$75 per adult and a $200 admin fee, due after the application is approved.
What are the move-in expenses?
Those with excellent credit may qualify for a zero dollar deposit and a $9.85 monthly lease fulfillment fee. Most applicants will need to deposit 1 months rent. Those with poor credit may have to pay up to 2 months rent and a $9.85 monthly lease fulfillment fee. Deposits are refundable.
Other move-in expenses include a stress-free move-out fee: $150 (for 1-bedroom apartments) and $200 (for 2 bedroom apartments).
Do you require a security deposit?
Those with excellent credit may qualify for a zero dollar deposit and a $9.85 monthly lease fulfillment fee. Most applicants will need to deposit 1 months rent. Those with poor credit may have to pay up to 2 months rent and a $9.85 monthly lease fulfillment fee. Deposits are refundable.
Application Requirements
Do you offer short-term leases?
No, we do not offer short-term leases. We offer a 12 month standard lease term.
Do you accept first-time renters?
Yes, we do accept first-time renters. No renter history, no problem.
Do you accept people with bad credit, no credit or bankruptcy?
We do. For those with bad credit or no credit we can help you improve your credit, after you move-in, with RentPlus. If you have had a bankruptcy, it will need to have been discharged. For those with no credit, we may require an additional deposit.
Do you accept evictions, are you a 2nd chance apartment?
We are not a 2nd chance apartment. However, we may accept applicants who have had an eviction, if the outstanding balance has been paid.
Do you accept vouchers?
We do accept vouchers on a case by case basis. Applicants must meet our standard rental criteria.
Do you do a background check?
Yes, we do a background check and credit check. Sometimes additional information is needed after the initial screening, but most of the time a basic background check is enough.
What is the income requirement? (ex. 2x rent, 3x rent, etc.)?
Our total/net household income requirement is 3x the monthly rent. The easiest way to figure this out is to check the pricing on our floor plan page and multiply it by 3. If your total household income before tax is equal to or greater than this amount, you meet the income requirement. We dont accept applicants with bankruptcies or evictions, unless the outstanding balance has been paid in full.
Do you allow co-signers or guarantors?
We do allow co-signers and guarantors.
Do you offer Corporate leases?
We do not offer corporate leases at our property at this time.
Monthly Costs
What is included in the listed monthly rent?
On-site maintenance and on-site management are two of the perks included with the rent. Here is a list of other items:

What are the additional monthly fees?
Monthly Fees:
- Water/sewer: Cost varies on usage. Average is $54 per month
- Electric: Varies on usage
- (Valet Trash, Alarm, Pest Control, Reserved Parking and Package Receiving): $90 monthly fee
- Renters insurance (We offer liability only renters insurance at $14 per month, or you can choose your own rental insurance, as long as it meets the requirements in our rental agreement.)
Optional
- High speed internet: Cost varies by internet provider
- Pet Rent: $25 (per pet)
- Rent Plus ($8.95 a month helps build your credit score by reporting your on-time payments to credit bureaus)
About the Apartments
What appliances come standard?
Standard appliances include: a refrigerator, dishwasher, stove and oven, microwave, washer and dryer. Our standard apartments have black appliances and our upgraded apartments have stainless steel appliances.
Do you offer valet trash services?
Yes, we do. Valet trash, individual apartment security alarms, pest control, reserved parking and package receiving are all included with a $90 monthly fee.
Do you offer in-home washers and dryers?
Yes, we offer in-home washers and dryers in every apartment. Our smaller units have stacked washers and dryers and the rest of the apartments have side by side washers and dryers. Washer and dryer are provided at no additional cost.
Do you offer furnished apartments?
We do not offer furnished apartments.
Do you have on-site management?
Yes, we have on-site management.
Do you have on-site maintenance?
Yes, we have on-site maintenance.
Do you offer package receiving?
Yes we offer package-receiving for regular-sized packages. Oversized packages must be delivered to the individual apartments.
What are the building's quiet hours?
The building's quiet hours are from 10:00 pm to 9:00 am.
Is parking available on the property?
We have on-site parking. Every apartment has one assigned parking space. Some of the parking spaces are covered and some are not. We also have additional unreserved parking. Visitor parking can be found in the front and the back and also in front of the dog park.
What are the office hours?

Do you allow smoking within the community?
We are a non-smoking community, smoking is not allowed.
Do you have extra storage units or garages that I can rent?
No, some of the apartments have extra storage on the patio and our apartments come with generous storage space inside.
Can I rent the clubhouse?
We can rent out the clubhouse for special events during regular office hours. There is a $150 fee and a $100 deposit (refundable). Contact the leasing office for details.
Do you offer wheelchair accessible units?
Yes we do, please contact our leasing team for availability.
Community Amenities
What amenities does the property offer?
We offer a swimming pool, fitness center, clubhouse, community grilling area, business center and more. Visit our amenities page to see our full list of apartment and community amenities.
What are the pool hours?
The pool hours are from 10:00 am to 10:00 pm.
What are the hours of the fitness center?
The fitness center is open from 8:00 am to 8:00 pm.
What type of exercise equipment is available in the fitness center?
Free weights, ellipticals, treadmills, resistance machines, and a stationary bike.
Pet Policy
Is your community pet friendly?
We are a pet friendly community!
Do you have an onsite dog park?
Yes, we do have a fenced dog-park. Visit our amenities page to see our full list of community amenities!
What is the max number of pets that you allow per apartment?
We allow up to 2 pets per apartment home.
What are the pet breed restrictions?
We believe in doing all that we can to create a safe community for our residents and we restrict certain dog breeds: Please see our pet policy for details.
What are the pet weight restrictions?
The max weight limit is 50 lb. per pet.
What are the pet fees?
Fees include a non-refundable, one-time pet fee of $300 (per pet) and monthly pet rent of $25 (per pet).
Location
What's the nearest cross streets to the property?
We are located right off of Marsh Lane and close to Rosemeade Parkway, with easy access to President George Bush Turnpike.
Which school district are you in?
Our property is located in the Parish School District. The nearby schools are Kathryn S. McWhorter Elementary, Sheffield Elementary and Furneaux Elementary Schools, Dan F. Long Middle School, and Hebron High School.
Is there public transportation within close proximity of the buildings?
The closest bus stop is on Frankford Road, 1.3 miles away.
Where do residents shop?
Walmart is just 5 minutes away and there is also an Aldi and Kroger nearby. Costco and Target are 3 miles away. Trader Joes and Whole Foods are 5 miles away.
Moving In
How do I set up my utilities?
You will have to set up your own electricity. There are several providers to choose from including: Gexa Energy, Change Energy, TXU Energy, Frontier Utilities and more. You must show proof that you have set up an account with one of these providers before move-in. Water and sewer is already set up and will be billed monthly along with your rent.
Which provider can I use for Internet and cable?
Am I required to purchase renter's insurance?
You are required to have renter's insurance. You may upload proof of renter's insurance or purchase insurance through our partner LeaseTrack

How do I pay rent?
You may pay rent online by logging into the resident portal at the top of our property website, or you can stop by the office during regular business hours.
Which payment methods can I use to pay rent?
We accept ACH, credit cards, money orders, and cashier's checks.

Resident FAQs
An item in my unit needs repair. How do I get help?
Our residents are our #1 priority. We strive to respond to service requests promptly to ensure your home is maintained to your satisfaction. Non-emergency service requests are handled during regular business hours. You can request maintenance service from the convenience of your own home via our resident portal. You may choose to be present and give us a preferred time to come by or you may give us permission to enter in your absence. You can also download the RentCafe Resident App from Google Play or Apple App Store for quick access to your resident portal.
Do I have to be present for a service technician to perform work?
No, you do not need to present for a service request, but we do need prior permission to enter your apartment. If you would like to be present, you can set up an appointment in the resident portal.
What happens if I am locked out?
If you are locked out you can call our emergency maintenance number, which can be found in the resident portal. There is a lockout fee.
Am I required to purchase renter's insurance?
You are required to have renter's insurance. You may upload proof of renter's insurance or purchase insurance through our partner LeaseTrack
Am I allowed to decorate the apartment without penalty?
Residents are not allowed to decorate the apartments. There is a fee for any damages or material changes to the apartments.
If my situation changes can I get out of my lease?
Yes, there is a termination clause in the lease. Additional fees may apply.
Can I sublet my apartment?
No, we do not allow subletting.
